Accolade on Chestnut

Project Information

Location: Philadelphia, PA

Client: Greystar

Architect: Barton Partners

Product Type: Redevelopment of 21-Story Office Building into Student Housing

Originally designed by modernist architect Richard Neutra, The Accolade on Chestnut has been thoughtfully reimagined to honor its architectural legacy while providing a sophisticated, wellness-driven environment for today’s graduate students. Faulkner Design Group partnered with Greystar to transform the property’s interiors through a $97.5 million renovation that balanced historic preservation with contemporary design innovation.

While the building’s iconic façade was preserved, the interior underwent a complete modernization focused on elevating the resident experience. The new design introduces a cohesive palette of warm neutrals, refined materials, and layered lighting to create an atmosphere of comfort and academic focus. Thoughtfully planned amenity spaces—including a fitness and wellness center, collaborative study lounges, meeting rooms, and entertainment areas—encourage connection, productivity, and community.

Throughout, modern art installations and curated design details subtly reference the University’s rich academic and cultural heritage. The result is a timeless interior environment that bridges past and present, positioning The Accolade on Chestnut as a model for adaptive reuse and student housing design excellence.
