The project is a key component of a transformative six-building redevelopment replacing a 1960s above-grade concrete parking structure. As part of this master plan, the southwest corner of the existing garage will be demolished to create a pad-ready site for new, ground-up construction. The plan achieves a 60% reduction in the garage’s footprint while continuing to meet all parking requirements across the 2.3 million square feet of total development. More than 400 commercial parking spaces will be retained through an innovative shared-parking model designed for flexibility and efficiency.
Surrounded by the historic character of Boston’s established neighborhoods, the development carefully respects existing building heights to preserve the area’s urban fabric. The residential tower’s distinctive eight-corner design maximizes views, offering residents sweeping vistas of Boston Harbor, the Financial District, Back Bay, and Cambridge.
